The right tool depends almost entirely on what kind of property you manage. A 40-bed PG needs bed-level occupancy, tenant KYC and automated rent reminders. A 600-flat gated community needs maintenance billing with GST, accounting that a statutory auditor will accept, and a visitor-management system for the security gate. A landlord with five flats across Pune and Bengaluru needs rent tracking, digital rent agreements and expense records for tax. A commercial portfolio needs lease administration, rent escalations and CAM (common area maintenance) recovery. The Indian platforms in this guide — MyGate, ADDA, NoBrokerHood, ApnaComplex and SocietyRun for societies; RentOk, ManagR by BedR and Crib for PGs and co-living — are built for Indian workflows such as maintenance billing, gate security and UPI collection. The large global platforms (Yardi, MRI Software, AppFolio, Buildium, DoorLoop, TenantCloud) are strong products, but their own websites describe US-centric offerings: prices in US dollars, US addresses and US tax forms such as the 1099, with no GST support stated. In real estate they mean the same thing: software that manages tenants, rent, maintenance and accounting for properties. In hotels, 'PMS' usually means a hotel front-desk and reservations system, which is a different product.
Most Indian platforms support online rent or maintenance collection through UPI or a payment gateway, send automatic reminders, and issue receipts. Some, such as RentOk, offer autopay for rent.
